Job Description

Eris Properties Mw Limited, a property services company specialising in Property Development, Management, Valuation and Advisory services, is looking for a qualified, dynamic and self-motivated individual of the highest integrity and with good communication, interpersonal, analytical and conceptual skills to fill a vacancy as outlined below. The applicant should be able to work with minimal supervision in a team of different professionals and be able to effectively interact with clients, workmates, tenants and service providers. Details of the vacancy are as follows:


Position: Property Services Officer (1 position)



Tenable: Blantyre

Reporting to:  Senior Property Manager

Purpose of Job

To provide project management capability in the delivery of property development projects from assessing feasibility through to on ground works and produce project progress reports and analysis, maintaining project budgets and schedules and processing construction administration documents.

Job Requirements

Project Management

  • Maintain and expand a rolling programme of property development and refurbishment of buildings.
  • Facilitate and manage the engagement of consultants, along with development of design briefs and project proposals.
  • Develop and manage project governance and risk plans.
Governance and Risk
  • Oversee the passage of project proposals through appropriate governance processes.
  • Manage external planning and authority approval processes.
  • Monitor construction program, and budget and apply appropriate solutions to problems or make recommendations to management
  • Establish and manage effective project reporting to stakeholders and ensure effective records management
  • Manage the handover of an asset to an external property management group or other entity, including the defects period and ongoing maintenance plans.
Building Maintenance
  • To detail and describe building repairs and maintenance and to enable compilation of tender documentation or pricing in accordance with Market trends.
  • To carry out property surveys including inspection, identification of defect/condition.
  • Preparation of subsequent works order and written report, where required.
  • To carry out pre-tenancy termination inspections to identify any applicable rechargeable repairs.
  • To carry out post inspections of all work to ensure compliance with the specifications/works order, ensuring quality of workmanship; materials and associated charges have been applied in accordance with the schedule of rates or any other appropriate contract documentation.
  • To identify all leasehold schemes requiring a Fire Safety Risk Assessment and identification of nay upgrade works required.
  • To ensure that the property maintenance budgets are prepared.
  • To ensure that contractual certificates, variation orders and notices are issued in accordance with agreed procedures and ensure all maintenance contracts are in place.
  • Constantly review work outputs, setting improvement targets and appraising service providers performance.
  • Ensure that new tenant installations are completed within the time frame provided as and when required or where the Tenant Installation department is not responsible for such installation.
Requisite Knowledge and Skills Requirement

Qualification and Experience
  • Bachelor of Science in Architectural Studies or other related discipline
  • Minimum 3 – 5 years property services experience
  • Member of the Surveyors Institute of Malawi (SIM) or any known international professional body
  • Accounting experience will be an added advantage
  • Budgeting & financial Management, business writing skills, people management skills are essential
  • A valid Driver’s license
  • Strong proficiency in AutoCAD, Sketchup, Ms Project and other relevant computer packages (MS Office) and software packages
  • Excellent attention to detail and numerate accuracy.
